1. Bookings & eligibility

You must be at least 18 years of age and able to enter into a binding agreement to make a reservation. The name on the booking must be that of the lead Guest, who is responsible for all members of the party. A reservation is confirmed only once payment has been received in full and you receive a written booking confirmation from us.

2. Pricing, taxes & payment

All prices are quoted in Canadian Dollars (CAD). The nightly rates shown on property pages are a running 30-day average; your final price is calculated for your exact selected dates at checkout and may include length-of-stay discounts, a cleaning fee and applicable taxes.

Applicable Goods and Services Tax (GST) is included in our nightly rates. A 6% Alberta Tourism Levy is applied to the price of accommodation for stays shorter than 28 nights; stays of 28 consecutive nights or more are exempt from the levy. Payment is processed securely by our third-party payment provider and your card is charged in full at the time of booking to confirm the reservation.

3. Cancellations & refunds

Cancellations, changes and refunds are governed by our Cancellation Policy, which forms part of these Terms. Please review it carefully before booking.

4. Check-in, check-out & occupancy

Check-in and check-out times, access instructions and the maximum number of guests permitted are provided in your booking confirmation and listing details. The property may not be occupied by more people than the stated maximum, and it may not be used for events, parties or any commercial purpose without our prior written consent.

5. House rules & guest conduct

Guests agree to treat the property and its contents with care and to comply with the house rules provided for each property, including rules on smoking, pets and quiet hours. You are responsible for the conduct of everyone in your party and for the cost of any damage, loss or extraordinary cleaning caused during your stay beyond normal wear and tear.

6. Liability

You use the property and its amenities at your own risk. To the fullest extent permitted by law, Serendib Stays is not liable for any loss, injury or damage to persons or personal belongings during your stay, except where caused by our negligence. Nothing in these Terms limits any liability that cannot be limited under applicable law.

7. Governing law

These Terms are governed by the laws of the Province of Alberta and the applicable laws of Canada. Any dispute arising from a booking or stay is subject to the exclusive jurisdiction of the courts of Alberta.
