1. Bookings & eligibility

You must be at least 18 years of age and able to enter into a binding agreement to make a reservation. The name on the booking must be that of the lead Guest, who is responsible for all members of the party. A reservation is confirmed only once payment has been received in full and you receive a written booking confirmation from us.

2. Pricing, taxes & payment

All prices are quoted in Canadian Dollars (CAD). The nightly rates shown on property pages are a running 30-day average; your final price is calculated for your exact selected dates at checkout and may include length-of-stay discounts, a cleaning fee and applicable taxes.

Applicable Goods and Services Tax (GST) is included in our nightly rates. A 6% Alberta Tourism Levy is applied to the price of accommodation for stays shorter than 28 nights; stays of 28 consecutive nights or more are exempt from the levy. Payment is processed securely by our third-party payment provider and your card is charged in full at the time of booking to confirm the reservation.

3. Cancellations & refunds

Cancellations, changes and refunds are governed by our Cancellation Policy, which forms part of these Terms. Please review it carefully before booking.

4. Optional add-ons & extras

During checkout you may add optional extras to your stay, such as an early check-in, a late check-out, a baby & crib bundle or a welcome basket. Add-on prices are shown at checkout, are subject to 5% GST, and are charged together with your reservation. All add-ons are subject to availability and final confirmation by us, even after payment. If an add-on you paid for cannot be provided, we will refund that add-on in full (the refund applies to the add-on only and does not affect the rest of your booking).

Early check-in and late check-out times are approximate windows arranged with your host and depend on cleaning schedules and the bookings around your stay; exact times are confirmed before arrival. Physical items are provided clean and as described, and you agree to take reasonable care of them during your stay. Add-on fees are otherwise subject to the same terms and Cancellation Policy as the rest of your booking.

5. Check-in, check-out & occupancy

Check-in and check-out times, access instructions and the maximum number of guests permitted are provided in your booking confirmation and listing details. The property may not be occupied by more people than the stated maximum, and it may not be used for events, parties or any commercial purpose without our prior written consent.

6. Photo identification requirement

Photo IDs (government-issued) of all adult guests (18 years and older) must be submitted to us via email or text message before 12:00 noon on the check-in day. If the required identification is not received by this deadline, the reservation may be cancelled without any refund.

7. Extended stays (28 nights or more)

Any booking of 28 consecutive nights or more is considered a medium- or long-term stay and is subject to the Alberta Residential Tenancies Act. A rental agreement must be signed by the guest and returned to us before the check-in day. If a signed rental agreement is not received before check-in, the reservation will be cancelled without any refund.

8. House rules & guest conduct

Guests agree to treat the property and its contents with care and to comply with the house rules provided for each property, including rules on smoking, pets and quiet hours. You are responsible for the conduct of everyone in your party and for the cost of any damage, loss or extraordinary cleaning caused during your stay beyond normal wear and tear.

9. Liability

You use the property and its amenities at your own risk. To the fullest extent permitted by law, Serendib Stays is not liable for any loss, injury or damage to persons or personal belongings during your stay, except where caused by our negligence. Nothing in these Terms limits any liability that cannot be limited under applicable law.

10. Governing law

These Terms are governed by the laws of the Province of Alberta and the applicable laws of Canada. Any dispute arising from a booking or stay is subject to the exclusive jurisdiction of the courts of Alberta.
